Access Statement

We aim to cater for the needs of all visitors to our 2-bedroom farmhouse bed & breakfast.
The following statement is a summary of our provision. If you have any specific questions please feel free to call us and we will endeavour to help.

Pre-Arrival
We are off the beaten track, 4 miles from Cockermouth. There is no bus route or bus service. Cockermouth has taxis if required; we can make a booking for you. Brochures and menus can be provided in large print by via arrangement.

Arrival & car parking facilities
On arrival to the property there is a named signpost at the drive end. The farm driveway is open 24hrs. On rare occasion a gate is closed across the driveway whilst animals are being moved. This is only temporary and will be opened as soon as possible. The farm driveway is gravel there are no marked parking bays but there is ample room for cars at the front of the house. The surface is flat and gravel. We can assist guests with luggage. The Hamlet of Mosser is about 10 minutes walk down hill from the farm, road use only there is no footpath.

Main Entrance
The front door has 4 steps up into the property …3in, 9in, 6in, 5in, There is a ramp access to the rear of the property( let us know if you need this pre-arrival) The front door has a door bell at 59in Height. The door is 32in Wide. The front door opens into a porch 75in x 78in. There is seating in the porch 21in Height. The floor covering is laminate and rug. There is a door 32inWide and a step 5in High into the hallway. The hallway is laminate flooring and well lit. The hallway is 80in x 70in.

Public Areas – General (internal)

Guest Lounge
The guest sitting room as you enter the property is on the right at the foot of the stairs, doorway 29in Wide and opens into the room. Flooring is short pile carpet. Ample seating comprising 3 seater sofa and 2 matching chairs 14in Height x 21in Depth. Coffee table situated in centre of room 16in Height x 20in width Television with remote control and teletext. Wood burning stove, lit as requested or on cooler evenings. Well lit room.

Dining room
Dining room as you enter the property is on the left at the foot of the stairs, doorway 29in Wide and opens into the room. Flooring is laminate. There is 1 large dining table for all guests use, seats 10 people. Chairs can be moved on request. Table has underspace of 25in Height Chairs have no arms. Chair height is 18in x depth 14in There is 1 high chair and 1 booster seat for children. Menus can be provided in large print by prior arrangement. We do not play background music in any area of B&B. Breakfast & evening meals are served in dining room only.

Stairs
The stairs are covered with short pile carpet and are well lit. There are 13 stairs to the landing. Each step is 8in high x32in wide x10in deep with banister on left going up. WC: There is no public WC as bedrooms are either ensuite or have private bathroom.

Laundry
Can be done for you by arrangement. Not a public facility.

Outdoor Facilities
Not available. Please note that this a working farm and we are more than happy for you to look around , but be aware that there may be tractors and other heavy farm machinery on the move. The farm yard is a working environment not a playground. All children must be supervised and accompanied by an adult at all times.

Bedrooms
There are 2 bedrooms, both are up stairs on the first floor. Bedroom 1 is a twin room with laminate flooring. Door opens into room and is 29in wide. At least 73in x 50in routes within the bedroom e.g. to the sides of the beds, between the beds and dressing table, therefore allowing for left or right transfer to beds. Beds are 19in high. 1 upright chair with arms. There is no ensuite. Bathroom is across the landing, see bathroom for details. Bedroom 2 is a double bedded ensuite. Door opens into room and is 29in wide. Bed height 23in. Approximate space between the wall and each side of bed is 56in & 53in There is 60in space at the end of bed. Flooring is short pile carpet. Ensuite door opens into ensuite and is 29in wide Shower cubicle edge step is 10in high Free floor space is 55in x 45in. Basin is rounded at the front and is 30in high with clear underspace. Toilet is 18in high with no handrail. Flooring is short pile carpet.

Bathroom
Door opens into room and is 29in wide Free floor space approximate 28in x 24in x45in Bath edge is 24in high Basin is flat fronted and has clear underspace. It is 33in high Toilet is 18in high with no handrail. Tiled flooring.

Grounds and Garden
We have a small garden (flower border and lawn) for residents to sit in (bench available)

Additional Information
Working farm, with Tractors and other farm machinery moving within open farm yard. Mobile phone reception is ok. We are able to use front and back doors in the need of evacuation. If you require assistance for evacuating please notify us on arrival and we will ensure you are evacuated safely e.g. Hearing impairment. We are a no smoking building
